Position: Senior Project Manager

We are seeking a bilingual (English & Korean) Senior Project Manager to join our team. The successful candidate will have at least 12 years of site-based project experience in ground-up construction, preferably with a technical background in Architectural Engineering or MEP Engineering. Experience in managing large-scale commercial and advanced technology projects (large-scale data center project) preferred.

This role is part of an existing project team and will be responsible for leading members in providing Project Management (PM) and Cost Consulting (QS) services, ensuring alignment with project timelines, budgets, safety and quality standards while coordinating with the client, contractors, consultants, and other stakeholders.

Key Responsibilities
  • Drive strategic client relationships and serve as the primary point of contact for executive leadership, facilitating critical decision-making across all project functions, including design, construction, commissioning, and operations.
  • Lead and negotiate with design consultants, general contractors, and regulatory authorities to ensure project goals are met and the client's interests are prioritized.
  • Represent the client’s best interests in all negotiations, contract administration, and complex dispute resolutions.
  • Chair and facilitate high-level design and stakeholder meetings to ensure alignment with business objectives and project strategy.
  • Oversee and validate the execution of all tenant/client requirements, ensuring seamless integration with the project's overall scope.
Authority Liaison, Permit & Regulatory Strategy
  • Serve as the senior representative of the project owner when engaging with local authorities, government agencies, and regulatory bodies.
  • Develop and lead a strategic plan for the permit application and approval process, ensuring timely submissions and compliance.
  • Cultivate relationships with key building, zoning, and environmental authorities to secure required approvals.
  • Provide expert oversight of compliance requirements, including fire safety, environmental impact assessments, and occupational safety standards.
  • Proactively identify and address high-level permitting risks that could impact project schedules, costs, or strategic business goals.
Project Environmental, Health & Safety (EHS) Leadership
  • Provide strategic leadership for the project EHS program, ensuring strict adherence to the client’s program, industry best practices, and local regulations.
  • Partner with contractors and safety officers to implement and enforce effective EHS measures on site.
  • Monitor EHS performance through regular audits, inspections, and compliance checks to maintain the highest level of EHS performance.
  • Address safety violations and ensure corrective actions are implemented immediately.
  • Address escalations for EHS violations, ensuring immediate implementation of corrective actions.
  • Champion DPR’s EHS culture by embedding protocols within the design, procurement, and construction phases.
Strategic Project Management & Execution
  • Lead the full project lifecycle, from feasibility and design through to construction, commissioning, and handover, ensuring all phases align with strategic objectives.
  • Drive effective coordination between design and construction teams, proactively resolving complex and critical issues.
  • Monitor project milestones, budgets, and quality to ensure timely and cost-effective execution.
  • Develop, implement and lead risk management strategies to proactively address project challenges.
  • Oversee procurement strategies, including long-lead material tracking and contractor/consultant bidding.
Cost & Contract Management
  • Provide strategic oversight on budget development, cost tracking, and financial forecasting.
  • Lead contract negotiations and administration for consultants and contractors.
  • Review and approve progress payments, change orders, and contractor claims to ensure proper cost control.
  • Lead commercial management efforts, including tender processes, bid evaluations, and cost validation.
Construction Leadership & Quality Assurance
  • Act as a senior liaison with the general contractor and subcontractors to ensure construction progress, resolve technical issues, and address potential risks.
  • Enforce and audit strict QA/QC protocols to ensure that the project meets or exceed design and performance standards.
  • Provide expert oversight on construction methodologies, EHS protocols, and compliance with regulatory requirements.
  • Oversee testing, commissioning, and project closeout to ensure a seamless handover to the client and operational teams.
Internal Team Leadership & Development
  • Manage, mentor, and lead internal project teams, typically comprising Project Managers, Assistant Project Managers, and QS professionals.
  • Assign and oversee workloads, deliverables, and performance expectations to ensure team efficiency and accountability.
  • Promote a collaborative, high-morale, and accountable team environment.
Qualifications & Experience
  • Bachelor's degree in Engineering, Architecture,MEP, Construction Management or a related field.
  • Minimum 12 years of site-based project experience in ground-up construction, preferably with a technical background in Architectural Engineering or MEP Engineering.
  • Experience in managing large-scale commercial and advanced technology projects (large-scale data center project) preferred.
  • Proven leadership in managing complex stakeholder relationships, including clients, designers, contractors, and regulatory bodies.

Qualifications
  • Bachelor's Degree Life sciences or related field
  • 5 years of prior relevant experience including > 1 years project management experience or equivalent combination of education, training and experience.
  • Advanced knowledge of job area, and broad knowledge of other related job areas, typically obtained through advanced education combined with experience.
  • Knowledge of clinical trials - Knowledge of clinical trial conduct, and skill in applying applicable clinical research regulatory requirements i.e. ICH GCP and relevant local laws, regulations and guidelines, towards clinical trial conduct.

The Sr. Project Manager is a client-facing role that oversees the entire lifecycle of digital projects across various marketing channels from inception to launch for franchise/multi-location clients. They collaborate with external stakeholders, internal team members, and vendors on project scope; lead teams in developing marketing projects; and prepare project status reports. Responsibilities
  • Lead and deliver end-to-end digital marketing projects across SEO, Paid Media, website, lifecycle, organic social, content, PR, and other channels to deliver projects on time, on budget, and with high quality
  • Serve as the day-to-day point of contact for assigned projects across franchise and multi-location clients
  • Assist in the initial onboarding of new client projects
  • Manage client expectations and strategies from inception to delivery
  • Set and prepare the budget, tools, scope, and timeline for digital marketing channel projects
  • Ensure project profitability and efficiencies while utilizing agency resources
  • Collaborate with internal departments to ensure timely, quality work
  • Create deadlines and action items for every project team member
  • Oversee code development and testing
  • Manage project launch activities
  • Lead daily or weekly project team meetings to review progress
  • Communicate regular project status updates to external stakeholders
  • Obtain client approvals for all new estimates and change orders
  • Address bottlenecks and adjust timelines and deliverables
  • Work with team members individually to resolve issues
  • Review, analyze, and evaluate current operational processes and performance regarding projects, recommending improvements when necessary
  • Build and maintain relationships with all department heads, account management team, external partners, and vendors to aid decision-making on marketing project activities
  • Schedule and participate in weekly update meetings with the Director of Operations to discuss priorities, accomplishments, and hurdles
  • Use the company’s business management and communication platforms to keep stakeholders informed, assign tasks, and manage projects in accordance with deadlines
  • Communicate effectively with all parties involved in projects
  • Perform ongoing professional development to keep pace with changes and trends in the digital marketing industry
  • Stay on top of industry trends to stay on the cutting edge
  • Assist the sales team with presentations and proposal development
  • Perform other duties as assigned by management
Requirements
  • Minimum 6+ years of experience managing end-to-end digital marketing projects across multiple channels
  • Experience in franchise or multi-location businesses
  • Agency setting experience and client-facing experience
  • Positive attitude and ability to motivate teams to meet deadlines
  • Ability to manage cross-disciplinary teams from strategy, design, content, and development phases
  • Knowledge of project management frameworks
  • Demonstrated experience managing and leading multiple concurrent projects across SEO, Paid Media, Email, CRO, social media, and more
  • Well-developed English communication skills with clear, intentional, friendly written and verbal communication
  • Ability to forecast, benchmark, and analyze project budgets from hourly and cost/profit perspectives
  • Demonstrated skills in project management planning, risk management, resource management, budget management, and team coordination
  • Hands-on experience with project management software such as Monday.com or similar
  • Effective English communication and comfort leading internal and external meetings
  • Excellent time-management, organization, and problem-solving skills
  • Strategic and critical thinking, including exercising professional judgment

Project Leads are an integral part of clinical trial delivery, liaising with clinical teams to improve patients' lives by bringing new drugs to the market faster. The Project Lead is an essential member of the core project team responsible for project delivery of clinical studies to meet contractual requirements in accordance with SOPs, policies and practices. **Essential Functions**
- Participate in bid defense presentations in partnership with Business Development and may lead the presentation for smaller, less complex regional studies.
- May be responsible for delivery and management of smaller, less complex, regional studies.
- Develop integrated study management plans with the core project team.
- Accountable for the execution of clinical studies, or assigned portion of clinical studies, per contract while optimizing speed, quality and cost of delivery and ensuring consistent use of study tools and training materials and compliance with standard processes, policies and procedures.
- Set objectives of the core project team and/or sub-team(s) according to agreed upon contract, strategy and approach, effectively communicate and assess performance.
- Collaborate with other functional groups within the company where necessary to support milestone achievement and to manage study issues and obstacles.
- Monitor progress against contract and prepare/present project and/or sub-team information proactively to stakeholders internally and externally.
