Develop annual leasing strategies and ensure that renewals are completed within determined timeframes as per client requirements. Liaise and negotiate transactions with current and prospective tenants and ensure that the Company’s interests relating to finance, legal, and tenant mix are met. Canvassing and liaising with potential tenants to establish and maintain good relationships in order to market and let managed vacant space at the best possible terms.

DUTIES:
Leasing team Management (people management):
- Co-ordinate and manage operations of the leasing team.
- Assist with complex deals to achieve favourable outcomes.
- Day-to-day management of staff, including recruitment development and performance management.
- Contract creation and workflow process.
- Attend to and answer client/tenant/broker queries.
- Inform clients of available space.
- Render service to potential clients.
- Monitor outstanding lease documentation.
- Discuss alternatives and make recommendations.
- Compile and distribute vacancy schedule to all brokers.
- Analyze required tenant mix for property.
- Do market segmentation.
- Identify potential clients for specific premises.
- Advertise vacant premises.
- Approach existing clients and network.
- Canvass potential clients for vacant premises.
- Bargain for the best possible lease terms and conditions.
- Arrange for the financial and personal approval of the potential client.
- Facilitate the client’s installation requirements.
- Conclude standard lease agreement.

- Liaise with the legal division on lease agreements and ensure sign-off on agreements from the legal division
- Review lease agreements for final approval
- Responsible for the productivity and budgetary performance of the leasing operations department
- Monitor leasing trends of competitors in the marketplace to ensure the company is positioned correctly for the future
- Report on current deals, progress or status of deals, terms, updates, and approvals
- Produce quarterly cost-saving reports to central finance for review and collaboration

Incumbent is responsible for all leasing functions, which includes reviewing and negotiating lease transactions, renewals and agreements. Also, maintaining occupancy of the retail spaces to sustain and expand market share.
Candidate must have at least 4–5 years retail leasing experience with a track record of achieving retail leasing with national, international or niche tenants and full knowledge of FICA requirements.
Must have relevant qualifications required in terms of the PPRA (Property Practitioners Regulatory Authority) and hold FFC (Fidelity Fund Certificate).
Duties & Responsibilities- Support the leasing strategy and the direction of multiple projects
- Managing the rental of retail units to ensure maximum occupancy & a premium level of rentals within the retail spaces (often 2nd and 3rd tier developments / retail spaces)
- Actively engage with tenants to maintain high quality tenants over a period
- Setting and Achieving budget rental income and adding value by meeting targets
- Undertake direct leasing negotiations with targeted and approved prospective tenants
- Prepare tenancy mix for the retail asset and consistently review this to ensure optimum mix
- Upgrade analysis and timing of national and anchor tenant stores requiring upgrades

- Conduct review and prepare renewal of the expiring leases of existing property where applicable
- Ensure that leasing targets are met in terms of renewals and new leasing including existing portfolio and new developments
- Be aware and strive to achieve the leasing requirements in order to meet the budget requirements of existing portfolio, and funding requirements of the projects
- Ensure that leasing is activated timeously to ensure minimal downtime of vacancies and beneficial occupation period
- Ensure an accountable measure of concluded leasing against interest received vs vacancies
