Position: Commercial Real Estate Financial Analyst
Working Schedule: 9a-5p EST
Salary Range: $3,400 USD Monthly (final salary based on experience and discretion of the client)
Job Summary:
We are seeking a detail-oriented and analytical Commercial Real Estate Financial Analyst to support investment, development, and asset management initiatives. The Analyst will be responsible for financial modeling, market research, underwriting, and due diligence for commercial real estate transactions.
Key Responsibilities:
- Build and maintain detailed financial models for potential acquisitions, dispositions, developments, and recapitalizations.
- Conduct financial analysis including DCF, IRR, NPV, sensitivity/scenario analysis, and debt modeling.
- Support underwriting for new investment opportunities and provide valuation support for existing assets.
- Perform comprehensive market and property-level research including rent comps, sales comps, and demographic trends.
- Prepare investment memos and presentation materials for internal committees and external stakeholders.
- Assist in due diligence processes including lease abstracting, reviewing third-party reports, and coordinating with legal, tax, and other advisors.
- Monitor asset performance and support asset management functions including budgeting, variance analysis, and investor reporting.
- Track and analyze industry trends, capital markets data, and macroeconomic indicators relevant to real estate investment decisions.
Qualifications:
- 3+ years of relevant experience in commercial real estate.
- Knowledge of commercial real estate equity/debt markets, including analysis, vocabulary/nomenclature, basic understanding of capitalization structures and terms like IRR, NOI, debt yield, coverage ratios, expense margins, etc.
- Proficient in Excel financial modeling, Word, and PowerPoint, MS 360.
- Excellent analytical, quantitative, and problem-solving skills.
- Strong verbal and written communication skills; ability to create professional reports and presentations.
- Self-starter with strong attention to detail and ability to manage multiple projects under tight deadlines.
- Familiarity with various commercial real estate asset classes and capital structures.
- Willingness to learn and to laugh.

Position Summary:
We are seeking a motivated and detail-oriented Commercial Real Estate Asset Management Analyst to support the management of a portfolio of 20 industrial and office properties located in the Western U.S. This role, reporting directly to the Commercial Asset Manager , is ideal for candidates with 2–3 years of hands-on experience in real estate asset management, particularly in areas such as budgeting, valuation, lease support, and financial performance tracking.
Key Responsibilities:
- Develop and maintain comprehensive financial models to forecast income, expenses, and cash flow for individual properties as well as the broader portfolio.
- Property Valuation: Conduct property valuations using industry-standard methodologies to assess the current and projected asset value.
- Performance Monitoring: Analyze property-level and portfolio-wide performance metrics to identify trends, variances, and opportunities for operational and financial improvements.
- Business Plan Development: Assist in the creation and execution of strategic business plans aimed at enhancing property value and achieving optimal investment returns.
- Leasing Support: Provide support in lease negotiations and collaborate with leasing agents. Review lease abstracts and ensure that terms align with overall investment goals.
- Capital Budgeting: Help develop and manage capital expenditure budgets related to property improvements, repairs, and renovations.
- Reporting and Communication: Prepare and present monthly and quarterly variance reports, comparing actual performance against budgeted goals. Assist with underwriting and effectively communicate findings through presentations and reports to internal teams, investors, partners, and lenders.
Required Qualifications:
- 2–3 years of direct experience in commercial real estate asset management.
- Property valuation experience.
- Lease negotiation support.
- Lease abstraction skills.
- Monthly variance reporting and underwriting experience.
- Strong understanding of commercial real estate metrics and valuation principles.
- Advanced proficiency in Excel, particularly for financial modeling.
- Experience with accounting software (Yardi preferred).
- Familiarity with Argus is a plus (but not required).
- Bachelor’s degree in Real Estate, Finance, Business, or a related field.
- Excellent analytical, quantitative, and problem-solving skills.
- Strong verbal and written communication skills.
- Ability to work both independently and collaboratively within a team environment.
