Position Summary:

We are seeking a motivated and detail-oriented Commercial Real Estate Asset Management Analyst to support the management of a portfolio of 20 industrial and office properties located in the Western U.S. This role, reporting directly to the Commercial Asset Manager , is ideal for candidates with 2–3 years of hands-on experience in real estate asset management, particularly in areas such as budgeting, valuation, lease support, and financial performance tracking.

Key Responsibilities:

  1. Develop and maintain comprehensive financial models to forecast income, expenses, and cash flow for individual properties as well as the broader portfolio.
  2. Property Valuation: Conduct property valuations using industry-standard methodologies to assess the current and projected asset value.
  3. Performance Monitoring: Analyze property-level and portfolio-wide performance metrics to identify trends, variances, and opportunities for operational and financial improvements.
  4. Business Plan Development: Assist in the creation and execution of strategic business plans aimed at enhancing property value and achieving optimal investment returns.
  5. Leasing Support: Provide support in lease negotiations and collaborate with leasing agents. Review lease abstracts and ensure that terms align with overall investment goals.
  6. Capital Budgeting: Help develop and manage capital expenditure budgets related to property improvements, repairs, and renovations.
  7. Reporting and Communication: Prepare and present monthly and quarterly variance reports, comparing actual performance against budgeted goals. Assist with underwriting and effectively communicate findings through presentations and reports to internal teams, investors, partners, and lenders.

Required Qualifications:

  1. 2–3 years of direct experience in commercial real estate asset management.
  2. Property valuation experience.
  3. Lease negotiation support.
  4. Lease abstraction skills.
  5. Monthly variance reporting and underwriting experience.
  6. Strong understanding of commercial real estate metrics and valuation principles.
  7. Advanced proficiency in Excel, particularly for financial modeling.
  8. Experience with accounting software (Yardi preferred).
  9. Familiarity with Argus is a plus (but not required).
  10. Bachelor’s degree in Real Estate, Finance, Business, or a related field.
  11. Excellent analytical, quantitative, and problem-solving skills.
  12. Strong verbal and written communication skills.
  13. Ability to work both independently and collaboratively within a team environment.

  12. Prepares requisite documentation in motivation of new head lease agreements with the Senior manager: Real Estate.
  13. Manages Retailer relationships and provides real estate support and guidance.
  14. Contributes to Real Estate capability building within a region and provides leadership support as assigned.
  15. Provides monthly reports and updates to Real Estate and Retail Operations Executives.
  16. Any other ad hoc duties as required by management.

MINIMUM REQUIREMENTS

  1. Bachelor's Degree in Real Estate, Business Administration, Legal or related field.
  2. Minimum 10 years’ experience in the Real Estate sector, preferably retail environment.
  3. 8 years’ experience negotiating and concluding lease renewals and agreements.
  4. Demonstrated ability to meet growth targets and create effective business networks in the property sector.
  5. A proven track record in managing multiple business demands.
  6. Proven experience in building successful partnerships with senior executives and key stakeholders in large, diverse, federated organisations.
  7. A valid drivers’ licence and the ability to travel extensively.
  8. Demonstrated knowledge of real estate practices and finances with the ability to assess business and property viability.
  9. Excellent negotiator with proven lease negotiation skills and business acumen.
  10. Ability to read, write and comprehend legal documents and draft lease agreements.
  11. Strong communication, decision-making and problem-solving skills.
