My client is operating a factory and has grown over the last 30 years to the point where they need a dedicated Facilities Manager. The incumbent will be responsible for managing the facility in toto, including security within the company – security in terms of managing outsourced security companies, ensuring theft is minimized. You will be responsible for utilities – gas, water, solar, and municipal services. You will also manage contractors on the site.

A tertiary qualification in risk, building management, or equivalent.

Our client, based in Port Elizabeth, is seeking a practical, hands-on Building / Maintenance Supervisor to oversee the maintenance, repairs, and modernisation projects of the organization’s fixed and movable property, facilities, and infrastructure.
Minimum Requirements :
- 5+ years’ hands-on experience in Building / Maintenance / Construction / Civil Engineering.
- Minimum of 3 years’ experience in supervising a team.
- Strong technical skills, with the ability to identify and resolve technical problems related to maintenance and construction.
- Valid driver’s license.
- Strong knowledge of building trades.
- Knowledge of building regulations and property bylaws.
- Knowledge of Health & Safety legislation, policies, and procedures.
- Computer literate (MS Office).
Personal Attributes :
- A person of high integrity and highly ethical.
- A person with a very patient and empathetic nature.
- Excellent interpersonal skills.
- Strong leadership qualities.
- Strong organizational skills and the ability to manage projects.
Main Duties :
Maintenance Planning and Execution
- Oversee preventative and reactive maintenance of building structures, mechanical, electrical, and plumbing systems.
- Ensure job cards are completed within stipulated time frames.
- Ensure Property Department processes are adhered to.
Physical Monthly Walk Abouts to Inspect all Sites
- Focus on identifying potential issues before they escalate.
- Conduct comprehensive maintenance assessments to ensure the new financial year budget aligns with necessary actions.
Village Modernisation & Upgrades
- Manage small to medium-sized modernisation projects with a solid understanding of construction trades.
Supplier Oversight
- Supervise contractors, ensuring quality workmanship, adherence to budgets, timelines, and compliance with building regulations.
Resident Interaction
- Act as the point of contact for on-site issues, requiring empathy, patience, and clear communication, particularly when dealing with elderly residents.
Reporting & Coordination
- Collaborate with the Head of Property, providing clear updates on maintenance activities, costs, and project progress.
Emergencies
- First point of contact for after-hours emergency escalations.
- Emergency response plan already in place, serious escalations to be reported to the Head of Property.
