Summary

Position Summary: Under general direction from the Facilities Supervisor, responsible for performing basic maintenance, repair tasks, and may assist other skilled workers on general building projects. Perform the day-to-day facilities maintenance and operational tasks as needed.

• Perform basic levels of the following: plumbing, electrical, painting, carpenter, tile work, grout, and HVAC repairs.

• Assist as needed to answer radio calls, maintenance requests, and complete shift pass down communication in the absence of the Facilities Supervisor.
• May operate company vehicles or equipment as assigned.
• Troubleshooting and repairing building systems, developing maintenance plans, and coordinating repairs to minimize downtime.
• Analyzing operational processes, resource allocation, and energy use to identify areas for improvement and implement changes.
• Assist with new construction projects as needed.
• Report any safety related repairs needed in a timely manner to the Facilities Supervisor.

Minimum Qualifications

High School Diploma or equivalent, unless waived by Human Resources Management. Two (2) years of experience in facility repair and maintenance, and industrial operations. A valid California Driver’s License is required. Must be able to successfully pass a pre-employment drug/alcohol screen, background investigation, obtain and maintain gaming license. Must be able to work Nights, Weekends, and Holidays.

Knowledge, Skills And Abilities

• Knowledge of the principles and practices used in all aspects of the skilled trades, including HVAC, electrical, plumbing, and carpentry.
• Knowledge of proper spelling, grammar, punctuation, and basic arithmetic.
• Knowledge of materials, methods, practices and equipment used in building maintenance and general construction activities.

Physical Demands

While performing the duties of this job, the employee is regularly required to talk and hear. The employee is regularly required to stand, walk, sit, use hand to finger, handle or feel objects, tools or controls, and reach with hands and arms. The employee frequently lifts and/or moves up to 50-75 pounds. Requires ability to climb ladders and have stamina for constant walking, bending, stooping, reaching and pushing of medium to heavy weight items and equipment on a regular basis. + Mechanical responsibilities include chilled water systems and components, HVAC systems such as roof top units, CRAC/CRAH units, and humidification systems.
+ Electrical responsibilities include electrical/critical power distribution from the Utility/Generator main switchgear through the UPS systems out to the customer load.
+ Fire Life Safety responsibilities includes wet sprinkler systems and pre-action sprinkler systems as well as their associated detection devices.
+ Tests performance of electromechanical assemblies and electronic voltmeters.
+ Reads blueprints, schematics, diagrams, or technical order to determine methods and sequences of processes.
+ Inspects parts for surface defects.
+ Installs electrical or electronic parts and hardware in housings or assemblies, using hand tools.

+ Familiarity with data trending / tracking and analysis and the ability to utilize a PC based integrated critical monitoring systems.

Responsibilities

• Perform the duties as specified within the Occupational Health and Safety Act, codes of practice, and the relevant legislation.
• Repair and maintain HVAC systems.
• Troubleshoot, repair/replacement of worn/faulty components or equipment, including motors, switches, pumps, wiring, thermostats, and fans.
• Prepare maintenance schedule for regular cleaning and maintenance of all HVAC systems and sub-systems on-site

• Assists in ensuring that the infrastructure is optimally available for use by clients.
• Measure air conditioner’s gas and re-gas where necessary.
• Be accountable for personnel management, quality assurance, and the timeous execution of tasks.
• Assist in the compilation of asset registers with reference to infrastructure, electrical and mechanical installations, equipment, tools, etc.
• To perform stand-by duties as and when required.
• To assist the line manager/ supervisor regarding the latest technology and legislation which can contribute to the effective use of resources.
• Performs preventative maintenance on tools, plant rooms, and equipment.

Minimum requirements

• Trade Test in both Air-Conditioning and Electrical is essential.
• Grade 12 (NQF 4) is essential.
• Three (3) years of experience using technical skills in a commercial or industrial environment.
• Understanding of advanced principles of air conditioning, refrigeration and heating.
• Proven experience in balancing air and water treatment systems in line with HVAC protocols and performing relevant calculations.
• Knowledge of OHS Act and ISO 9001 (Quality).

The role entails developing and implementing detailed operational maintenance plans, supervising Maintenance Managers, Assistant Managers, and in-house teams, and managing external contractors and service providers. This includes ensuring all facilities are safe, efficient, and compliant with regulatory requirements, while providing input into long-term infrastructure and facilities planning aligned with company strategy. • 5+ years’ experience in maintenance/facilities management in a multi-site environment
• 5+ years in a senior leadership role managing teams and contractors

Operational Planning & Execution

• Create and implement maintenance and facilities plans in line with the company’s strategic objectives.

Leadership & Team Management

Maintenance Operations
