Duties and ResponsibilitiesOperational Management
- Contribute towards the development of a strategy for the Division and ensure alignment of this strategy with the plan for the Facilities Maintenance business unit overall.
- Ensure productivity is measured effectively against set objectives.
- Manage and ensure the drive of continuous improvement activities.
- Manage the business unit and ensure that it contributes to the achievement of business objectives.
- Manage operations effectively to deliver services within timelines and prescribed quality through effective resource management.
- Use insights gained through business information to compile reports, and metrics to measure success and inform the business decisions within area of responsibility.

- Execute resources according to the operational plan.
Functional Management
- Provide general management and coordination of routine, corrective and breakdown maintenance services, and facilities resources.
- Draft schedules for all equipment maintenance requirements and the intervals for maintenance.
- Manage, implement, maintain and track the planned and preventative maintenance program for all SABS sites and recommend operational improvements to maximise asset life, utilising SABS systems and software.
- Review and coordinate maintenance work with other SABS business units as well as subcontractors.
- Conduct regular inspection of facilities and equipment for deficiencies and recommend corrective actions and set work priorities.
- Record and maintain accurate documentation and historical maintenance equipment records as per policy and legislation, while ensuring archiving protocols.
- Implement a quality and safety management system within the facilities maintenance business unit.
Risk and Compliance Management
- Ensure the mitigation of risk through the identification and application of fraud controls and risk prevention principles and implementation of sound governance and compliance processes and tools to identify and manage risks.
- Responsible for the coordination and maintenance of quality risk management in line with regulatory requirements.
- Support and provide evidence to all internal and external audit and regulatory requirements.
- Drive the implementation of compliance with policies aimed at strengthening the SABS brand and stakeholder interface.
- Oversee the maintenance and enforcement of related Service Level Agreements to minimise business risk and ensure business continuity.
- Monitor changes in legislation and the regulatory environment and ensure that appropriate operational controls are implemented to address new requirements.
- Ensure adherence in the team to all, policies and Standard Operating Procedures throughout the span of control.
- Conduct regular safety meetings and inspections and ensure that all applicable safety regulations, procedures, and precautions are followed to ensure the safety of all SABS employees and contractors during maintenance procedures.
Financial Management
- Provide input in the planning and compilation of the business unit's annual budget aligned to the strategic delivery plans to support the implementation of set objectives.
- Ensure the effective implementation, management, monitoring of the business unit's budget, and mitigate and report on any variances.
- Ensure the deployment of proper financial controls to manage the business unit budget.

The Skilled Critical Facilities Maintenance Technician acts as an informal team leader, fostering a collaborative and innovative team culture focused on achieving operational excellence.
Key responsibilities:
- Develops creative approaches to keeping operational costs to a minimum, improves efficiency, and implements new strategies. Systems of responsibility include -
- Mechanical responsibilities include chilled water systems and components, HVAC systems such as roof top units, CRAC/CRAH units, and humidification systems.
- Electrical responsibilities include electrical/critical power distribution from the Utility/Generator main switchgear through the UPS systems out to the customer load.
- Fire Life Safety responsibilities includes wet sprinkler systems and pre-action sprinkler systems as well as their associated detection devices.
- Tests performance of electromechanical assemblies and electronic voltmeters.
- Reads blueprints, schematics, diagrams, or technical order to determine methods and sequences of processes.
- Inspects parts for surface defects.
- Installs electrical or electronic parts and hardware in housings or assemblies, using hand tools.
- Aligns, fits or assembles component parts, using hand or power tools.
- Operates, monitors, maintains, and responds to abnormal conditions in facilities systems. Areas include - Mechanical, Electrical, Fire Life Safety, and Building Monitoring and Control.
- Analyses systems to ensure best practices for both internal and external customers.
- Provides feedback to relevant teams on the effectiveness of existing standards and processes.
- Works with contractors and consultants to review quality assurance for all system expansions, corrections, and upgrades.
- Works with relevant teams to track and complete an aggressive preventive and predictive maintenance program.
- Ensures data center operates at maximum operational efficiency, including analyzing existing operating conditions, recommending new technologies and improving overall efficiency, and cost reduction.
- Manages systems to avoid unplanned customer-impacting events.
- Works with relevant teams to determine maintenance requirements for mechanical, electrical, and fire life safety systems.
- Performs other duties as assigned.
Knowledge, Skills and Attributes:
- Understanding of the mechanical, electrical, and fire life safety systems used in a data center environment including, but not limited to the following - electrical distribution and layout, Transformers, PLC's, Generators, Switchgear, UPS systems, STS', ATS' PDU's, Chilled Water Systems, CRAC/CRAH's, Pre-Action Sprinkler Systems.
- Knowledge of NEC, NFPA 70E, NFPA 72, NFPA 25, and compliance issues as well as building codes in regard to fire life safety.
- Current knowledge in industrial safety best practices (i.e. lockout/tag out, arc flash protection, OSHA and state regulations).
- Familiarity with data trending / tracking and analysis and the ability to utilize a PC based integrated critical monitoring systems.
- Ability to process Hands and Eye requests as required i.e., Tape Rotation, Rack and Stack of equipment, inventory hardware, power cycle devices, patch cable install/removal.

RequirementsResponsibilities:
- Maintain the upkeep of the school building, gardens, and grounds.
- Report facilities maintenance issues to school leadership and assist with repairs where applicable.
- Ensure that the school premises are safe for students, staff and parents.
- Assist with welcoming students during daily arrivals and dismissals, as required by school leadership.
- Manage tools and equipment, reporting any damaged or lost items to school leadership for fixing or replacement.
- Assist with ad-hoc operational tasks, such as moving furniture, working with maintenance and gardening suppliers, or setting up for events.
- Communicate and collaborate professionally with school staff, parents, and other stakeholders as required.
- Participate actively in staff development opportunities as a member of the SPARK Schools team.
- Conduct self in a professional manner at all SPARK Schools events and to all stakeholders.
