PURPOSE OF JOB


To take responsibility for the efficient daily operations and the financial reporting of the assigned
property portfolio to increase property value and satisfy tenant requirements.
KEY PERFORMANCE AREAS


Centre Management

  • Monitor market trends and activities
  • Develop a comprehensive five-year maintenance strategy
  • Research and propose refurbishment initiatives
  • Oversee project execution with hands-on management
  • Conduct annual building status assessments and uphold quality standards

Reporting

  • Delivers accurate and timely reports in the agreed format
  • Conducts monthly analysis of income and expenses
  • Tracks and monitors turnover rentals
  • Performs quarterly operating cost analysis against approved forecasts
  • Oversees monthly municipal and general recoveries

Planning & Budgeting

  • Annual Budget Preparation & Completion - Develops and finalizes budgets on a yearly basis.
  • Quarterly Rental Reviews - Conducts regular assessments of rental rates to ensure optimal
  • pricing and profitability.
  • Business Plan Development - Supports the creation and refinement of strategic business plans
  • for the Centre(s).

Quarterly Expenditure / Audits

  • Defines and Drives Capex/TI Strategy - Establishes and communicates the Capex and TI
  • philosophy for each building, ensuring alignment with business objectives.
  • Approves TI Standards - Reviews and approves Tenant Improvement specifications as
  • recommended by the Project Manager.
  • Capex Authorization - Approves Capital Expenditures within delegated authority levels.
  • Policy Compliance - Ensures adherence to Capex policies, procedures, and financial
  • guidelines.
  • Operating Cost Forecasting - Estimates new operating costs associated with Capex and TI
  • projects.
  • Cost Recovery - Guarantees the recovery of operating costs in line with Lease agreements.
  • Debtors & Creditors Management
  • Collaborate with Debtors and Leasing teams to evaluate accounts, decide on corrective
  • measures, and approve required actions.
  • Lead Credit Control efforts-tracking arrears, managing legal escalations, and processing

MAIN PURPOSE OF THE JOB

Risk Management and Reporting

  • Continuously identifying potential risks related to property finance activities, including market, credit, and operational risk
  • Develop and implement strategies to mitigate identified risks, establishing controls, and ensuring compliance with regulatory requirements
  • Prepare detailed reports for senior management, providing insights into the region's financial performance and operations
  • Utilize dashboard to present reports to enable decision making

Client Retention and Management

Position Summary:

We are seeking a motivated and detail-oriented Commercial Real Estate Asset Management Analyst to support the management of a portfolio of 20 industrial and office properties located in the Western U.S. This role, reporting directly to the Commercial Asset Manager , is ideal for candidates with 2–3 years of hands-on experience in real estate asset management, particularly in areas such as budgeting, valuation, lease support, and financial performance tracking.

Key Responsibilities:

  1. Develop and maintain comprehensive financial models to forecast income, expenses, and cash flow for individual properties as well as the broader portfolio.
  2. Property Valuation: Conduct property valuations using industry-standard methodologies to assess the current and projected asset value.
  3. Performance Monitoring: Analyze property-level and portfolio-wide performance metrics to identify trends, variances, and opportunities for operational and financial improvements.
  4. Business Plan Development: Assist in the creation and execution of strategic business plans aimed at enhancing property value and achieving optimal investment returns.
  5. Leasing Support: Provide support in lease negotiations and collaborate with leasing agents. Review lease abstracts and ensure that terms align with overall investment goals.
  6. Capital Budgeting: Help develop and manage capital expenditure budgets related to property improvements, repairs, and renovations.
  7. Reporting and Communication: Prepare and present monthly and quarterly variance reports, comparing actual performance against budgeted goals. Assist with underwriting and effectively communicate findings through presentations and reports to internal teams, investors, partners, and lenders.

Required Qualifications:

  1. 2–3 years of direct experience in commercial real estate asset management.
  2. Property valuation experience.
  3. Lease negotiation support.
  4. Lease abstraction skills.
  5. Monthly variance reporting and underwriting experience.
  6. Strong understanding of commercial real estate metrics and valuation principles.
  7. Advanced proficiency in Excel, particularly for financial modeling.
  8. Experience with accounting software (Yardi preferred).
  9. Familiarity with Argus is a plus (but not required).
  10. Bachelor’s degree in Real Estate, Finance, Business, or a related field.
